LX Financial provides short-term funding for developers and investors - 1-4 family properties, NJ only.

Everything starts with a basic analysis of your needs. You can request a quote for any scenario here, even if your plans are little more than just an idea at this point, and you want an idea as to what we can do for you. You will receive it the same, or the next business day.

Our investment terms depend on project viability and developer background. While credit, income, assets come into the picture – so does relevant experience, business savvy, and performance skills. For highly profitable projects managed by well-qualified developers, we will fund as much as 100% of the hard cost (purchase price and rehab cost).

We can close in 2 weeks, sometimes less even. It depends on how fast we get the supporting documentation. Our turn times are 24 hours for items 1, 2, 3 below - and all subsequent documentation submitted.

 1. Submit a quote request. Quote issued if there is a potential fit.
 2. Submit application, draft budget, property information.  Term Sheet issued. 
 3. Term Sheet signed and returned. Expense fee paid. Appraisal is ordered. Underwriting starts.
 4. Submit pre-close documentation required. Investment is approved and closes.
